Basically I’m repeating what everyone else said, lol. Kitchens and bathrooms are the biggest return. If you want to sell your house, make sure you repaint the interior in neutral colors. Patios are big these days instead of decks. And definitely a master suite with walk-in closet, and a bathroom for guests/powder room on first floor is essential.

A nice kitchen with plenty of cabinets always appeals to buyers. So do bathrooms. You might want to do some landscaping, too….trimming bushes, planting flowers, give the house some curb appeal. Also, a fresh coat of paint inside the house is cheap and helps.

Having a master suite is a given now days (I watch entirely too many of those tv shows!), kitchens, baths and of course LANDSCAPING! I just watched a program where a couple put in a small deck and spent a bit over $600 on landscaping plants, added lights to the planting beds and a table, chairs and umbrella and after spending about $6500 they reappraised the value for $20,000.00 more just for landscaping the back yard. Outdoor living is really, really big these days if you’ve got your p’s and q’s taken care of inside the house already.
